What is GHAR1?
GHAR1 is a discovery platform for bank auctions in India. We collect SARFAESI auction notices published by banks and financial institutions, structure them into clean listings, and plot them on a map so you can find, study and shortlist opportunities in one place.
Do I need an account to browse auctions?
No. Browsing the map and reading auction details is completely free and open. You only need to sign in when you want to save listings or register your interest in a specific lot.
Does GHAR1 conduct the auction or take my bid?
No. The actual bidding happens on the bank's official e-auction platform (such as eBKray, MSTC or the bank's own portal). GHAR1 helps you discover the auction and understand it, we then link you to the official platform to participate.

About SARFAESI auctions

What is a SARFAESI auction?
Under the SARFAESI Act, 2002, banks can seize and sell assets pledged as collateral when a borrower defaults, without a court order. These seized assets, homes, land, gold, vehicles and machinery, are sold through public e-auctions to recover the outstanding loan.
What is a reserve price?
The reserve price is the minimum price the bank will accept for the asset, set by an approved valuer. Bidding starts at or above this price. Because it is set to recover dues rather than to maximise profit, it is often below the open-market value.
What is EMD (Earnest Money Deposit)?
EMD is a refundable deposit, typically 10% of the reserve price, that you must pay before the auction to be eligible to bid. If you don't win, it is refunded. If you win, it is adjusted against the sale price.

Buying & due diligence

Are auction properties risky?
They can be, which is why due diligence matters. Check the title chain, verify there are no other encumbrances, confirm the possession status (physical vs. symbolic), and inspect the asset in person on the inspection date. Our buyer's guide walks through each check.
What does 'physical' vs 'symbolic' possession mean?
Symbolic possession means the bank has legal possession on paper but the occupant may still be inside, you may need to pursue eviction. Physical possession means the bank has actually vacated and holds the property, which is lower-risk for buyers.
How accurate is the information on GHAR1?
Every listing is generated from the bank's own published notice. We extract fields as faithfully as possible, but notices can contain errors or be updated. Always verify the final terms on the bank's official notice before paying any money.
